It is mandatory for: new commercial buildings of any size, projects generating significant traffic such as shopping malls, offices, and hotels, any changes to vehicular access points including new driveways or modified entry/exit configurations, projects requiring additional parking provisions beyond existing capacity, and developments near metro stations or public transport routes within 500 meters. The RTA approval process includes a traffic impact study (TIS) conducted by a qualified traffic consultant assessing the proposed development's effect on surrounding road networks during peak hours, a parking demand assessment based on DM's parking code considering building type and Gross Floor Area, and access design review ensuring compliance with RTA standards for sight distances, turning radii, and lane widths.
